Terms & Conditions

1. Compliance & Local Ordinances

This property operates in strict compliance with the City of New Orleans Short-Term Rental Administration rules. By booking, the Guest agrees to adhere to all municipal codes. Under Orleans Parish law, the owner or designated operator may be required to live on the same lot. Any violations resulting in City fines or permit revocation will be the financial responsibility of the Guest.

2. Maximum Occupancy & Quiet Hours

  • Maximum Occupancy: Maximum overnight capacity is strictly limited to [2] guests. Unregistered visitors or overcrowding are grounds for immediate eviction without refund.

  • Quiet Hours: City of New Orleans noise ordinances are strictly enforced. Quiet hours are strictly from 10:00 PM to 7:00 AM daily. Noise complaints from neighbors may result in a fine and immediate termination of the stay.

3. Booking, Payments, & Cancellations

  • Cancellations: Bookings canceled at least 48 hours before check-in will receive a full refund. Cancellations made after 48hrs of arrival are refundable 50% of rental rate only, not including fees and taxes.

  • Taxes: All bookings are subject to applicable Louisiana State sales tax and Orleans Parish lodging taxes, including the New Orleans Short-Term Rental Occupancy Fee.

4. Check-in and Check-out Policies

  • Check-in Time: [Insert Time, e.g., 4:00 PM] or later. Self check-in details will be provided 3 hours prior to arrival.

  • Check-out Time: [Insert Time, e.g., 11:00 AM]. Unauthorized late check-outs will be subject to a fee of $ 50 per hour.

5. Historic Property Care

The Lower Garden District features beautiful, historic architecture. Guests are expected to treat the property with care:

  • No Smoking: Smoking or vaping of any kind is strictly prohibited inside the property. A $500 remediation fee will be charged for any evidence of smoking indoors.

  • Trash & Recycling: Place all trash in the designated bins and follow the neighborhood's designated collection schedule. Leaving loose trash outside may attract pests.

6. Parties, Events, & Commercial Use

Parties, large gatherings, and commercial photography/events are strictly prohibited. Only registered guests are allowed on the premises at any time. [

7. Indemnification & Liability

The Owner/Operator is not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Owner/Operator is not responsible for the loss of personal belongings or valuables of the guest. Guests agree to hold the Owner free from any claim or liability for any damage or injury to any person or property arising from the use of the rental unit. [9]

8. Security & Property Access

Guests authorize the Host/Operator to enter the property in the event of an emergency, maintenance issue, or to verify compliance with these terms. Exterior security cameras may be in use at entry points for the safety and security of the property. Tampering with security devices is strictly prohibited.
